 		<description>Welcomen, once a volunteer mall manager,2004 AND presently industrial creator, I feel qualified to examine these cases of failure and success. When Younker's mall agent was officially offered free publicity, he didn't want ANY VACANCIES mentioned, RUDELY HANGING UP!
It should come of NO SURPRISE, here is the new owner of PENNEYS MALL.
 I Certainly figured that there could've been more done, (all my recruted tenants are there) yet was told to buy it or shutup.
We examine these cases, disecting their outcome. Examples of survival, (parking, sometimes) include government (Oklahoma, Oshkosh), offices, more parking (Greenbay)Medical (Altoona,PA, Station,or JacksonMS) As seen here, University place, Blacksberg, Virginia Orboth!(UMR, Rochester,Minnesota, CENTERPLACE Galleria)
 In deadmalls, only toxic to brave souls who dare, documenting visual evidence in çold, moldy abandonment. Anatomy students be warned, the remaining structure may shock, as decay has ravaged, no flormedahyde preserves are applied. Often, contributing factors to a mall's sickness and death are external (anchor bankruptcy, disaster) or, internal, (apathetic blunders of management decisions).

&lt;p&gt;Designer dream, management nightmare.&lt;br /&gt;
 Thoughtfully conceived as a destination, Portplaza had much to be desired, strong anchors, abundant, covered parking on multiple levels, impressive atriums, &amp;amp; natural light!&lt;br /&gt;
The bay, island &amp;amp; bridge, impressive view from the penthouse windows of the restaurant atop Pranges!&lt;br /&gt;
√ CHARGE BUILDERS THEY WERE CHARGED PARKING? Went on strike, like shoppers? &lt;br /&gt;
How to destroy a concept..&lt;br /&gt;
Friendly?  Not through downtown.&lt;br /&gt;
A mall closing downtown greenbays main st. was probably doomed from the 1st time $ was taken to park &amp;amp; shop! Ignore common sense, apathetic.The cost of shopping by charging for parking admission &amp;quot;PA&amp;quot; creates a deadmall.&lt;br /&gt;
 Further, Even speaking as a successful property manager, maybe they thought they were above logical suggestions. &lt;br /&gt;
What DID I do?&lt;br /&gt;
Commonly, I will simply visit the managers, shout, stating the obvious &amp;quot;youcharge_____?&amp;quot; parking, HIM, THEM, then walk out! Management is as close as I get to owners.&lt;br /&gt;
Usually accused of &amp;quot;disorderly conduct&amp;quot;, at least they have sense (or would not bother) to have security remove me! &lt;br /&gt;
PUBLICITY?&lt;br /&gt;
  I'm sure it must be tempting for a sensible person to charge them with ignorance. &lt;br /&gt;
Maybe a visit with investors would allow observation that &amp;quot;most of this group&amp;quot; of owners were very ignorant indeed!&lt;br /&gt;
Listening &amp;quot;with 1 ear&amp;quot;.... Compromise! Publicize certain &amp;quot;slow days, free parking&amp;quot;! Thought I should return to give managment a limp thanks...no shouting this time!&lt;br /&gt;
 With no website to give my 2¢ worth,(as if they bother to have a contact link) srewdly, I stired up trouble by making the following suggestions to the few tenants that listened. &lt;br /&gt;
 Ideas that were worth millions. Free to Port plaza!&lt;br /&gt;
How about a mall loyalty reward, building store patronage, extraordinary coupons and website promotions? Those cheap grouches said noooo..way!  &lt;br /&gt;
Apathy aplenty!&lt;br /&gt;
From disgusting restrooms to sheer arrogance, these pinheads never failed to disgust &amp;amp; &amp;quot;amuse me&amp;quot; at levels usually found in fiction. Like a messy accident, it was hard to stay away from a failing mall.&lt;br /&gt;
1994&lt;br /&gt;
Even though aware of traffic loss for years, &amp;quot;they&amp;quot; rather thought collecting a toll for pennies was more clever then actually attracting their main audience of the mall's mission. &lt;br /&gt;
As tenants figured out, it's landlords were not just stupid, but greedy.&lt;br /&gt;
1997&lt;br /&gt;
Took my elderly Dad to see the &amp;quot;clever&amp;quot; Jurasic dinosaur exhibit, thinking it was worth PA to see them. Lost to error, Prangetop restaurant closed. &lt;br /&gt;
We had dinned @ street level McD's, which still views the bridge.&lt;br /&gt;
Located east of the fox river, I had used the Prange (oldest) parking ramp. I, as in any engineer's horror, noticed dangerous structural issues, had no idea how they could be ignored this long.&lt;br /&gt;
New regime Washington ( lack of) common's (sense). WC&lt;br /&gt;
Consensus among the retail tenants was the PA's erosion of &amp;quot;actual customer traffic&amp;quot;, ignored by the only ally the mall owner had, they were forced to exodus! &lt;br /&gt;
Read in paper shortly thereafter, on the 4th of july, a woman fell to her death, leaning on concrete, watching fireworks! &lt;br /&gt;
Tearing up the food court, thereby losing ethnic locals McDs and Sbaros, was ridiculous!&lt;br /&gt;
Hopefully, I'll have contributions of photos to complement my comments.&lt;br /&gt;

&lt;p&gt;Passion, that's what stirs to action. &lt;br /&gt;
Businesses, corporations and manufacturers exhausted from helping them? Who? Me?&lt;br /&gt;
Apathetic, these were the same ignoramuses that I was paid generously to council.&lt;br /&gt;
So stressful, yet financially set. Retired at 35, I'm a creature of creating success.&lt;br /&gt;
Y malls?&lt;br /&gt;
Perhaps I over reacted to management blunders(lakeview)?&lt;br /&gt;
Infamously, Portplaza, (pathetic)Memorial,(listened) I experimented with Edgelake.(success?)&lt;br /&gt;
Guilt does stange things, saving me from encounters with blatent, incompentents exhibited by dieing malls! &lt;br /&gt;
Trying tact is over rated, as spellbinding ignorance should be expected. (There are exceptions)&lt;br /&gt;
As percieved, East town's windspires, clever, spinning examples of a cure, unique.&lt;br /&gt;

&lt;p&gt;This is NOT ONLY examination after failure of vital anchors, its sometimes about what turns about the disease.&lt;br /&gt;
 Discussions of clever loyalty or traffic builders,(MALL PERKS) even jurasic mall (portplaza).&lt;br /&gt;
Reading observations that don't prolong witnessing deterioration and neglect.Charging the mall construction workers for parking, not renewing REASONABLE leases? Turning away viable tenants. Freezing BLACK FRIDAY customers?(prangeway)...NEW traffic schemes? Smelly nail salons or...&lt;br /&gt;
Gathering clues thru the moldy debris field of once vibrant retail and social scenes, I hope tragedys of failing malls maybe averted.&lt;/p&gt;</description>
