This, in my opinion, ugly development is designed by F. Adab Architects Inc. and calls for a 76 unit six storey condo complex to be built on what was three single family lots. There is no architectural interest to this building, just another lame, generic box that maximizes square footage and therefore profit. It also goes against many of the princples and guidelines laid out in the Cambie Corridor plan that this rezoning is supposed to be governed by.

Looking North east from 26th ave. This development calls for a 76 unit six storey condo complex to be built on what was three single family lots. Note the lower "lane home" building at the rear of the complex... this was supposed to be how the entire lane area was to be treated, a 2 storey building with a 24 foot courtyard between it and the "primary building" that was supposed to only be on Cambie Street. The reason for this was to provide a "sensitive transition" to the existing neighbourhood. You can see that the Dava Development application calls for a primary building on 26th Ave that extends all the way to the lane with no 24 foot courtyard space and only a slight tiering with patios overlooking a single family house across the lane. The building on 26th is actually the largest of the 2 primary buildings. Nowhere in the Cambie Corridor plan does it say this is allowed.

This drawing is in the official Cambie Corridor plan PDF on the city website. It represents what the neighbourhood will look like after the corridor is "built out" over the next several years. This plan is designed to be a way for the city to maximize the investment in transit along the RAV line and increase density to an area of the city that was "under-utilized" with small single-family homes on large lots while still providing a sensitive transition to the existing neighbourhood behind the main street of Cambie and a select few east-west arterial streets. Notice the band of green that runs almost unbroken behind the "primary buildings" on Cambie street, this is the 24 foot courtyard requirement, then the 2 storey townhomes on the lane with a small setback for plants in front of these lanehomes that is supposed to provide the "sensitive transition" to the existing single family neighbourhood. The Dava Development rezoning application for Cambie and 26th Ave. is not in compliance with the guidelines on this and other issues.

This sectional shows that the intent of the plan is for the 6 storey "primary building" to be on Cambie street with the "transition" to the lane and neighbourhood beyond to include an open courtyard space (suggested minimum is 24 feet) then 2 storey townhouses on the lane. Language in the guidelines also calls for a small setback for plants on the lane.
