Symbols of a rapidly disappearing rural past, farmhouses like this on Dogwood Drive are increasingly hard to find. Many have already been abandoned, sold to developers and the state for the Intercounty Connector, which will cut off Dogwood from Briggs Chaney Road.

Dogwood Drive is a very narrow, rural road at the furthest edge of the Briggs Chaney area. Until recently, it was a quiet street, but new development and the ICC will completely alter its character.

An interchange at Briggs Chaney Road and Route 29, shown under construction last fall, has recently been completed. Traffic on Briggs Chaney is heavy not only due to the concentration of people living there but because of its significance as a commuter route to Rockville and the Upcounty further west and into Prince George's County to the east.

Condos, Aston Manor Drive

Aston Manor Drive, one of the newer streets in Briggs Chaney, was largely developed in the 1990's. Complexes along this street are generally better kept and have more amenities.

Besides being divided up into small, unconnected developments, the Briggs Chaney area suffers from an identity crisis. Names like "Castle" and "Aspen" are thrown on to each subdivision, attempting to create a feeling of grandeur while only further splintering the community.

A lack of road and pedestrian connections have forced Briggs Chaney residents to improvise. Dirt paths - such as this one between the Windsor Court and Tower Apartments and Briggs Chaney Marketplace - are everywhere.

Columbia Pike and the Briggs Chaney area have a close relationship. Many Briggs Chaney neighborhoods and apartment complexes - such as Greencastle Woods and Windsor Court and Tower - front directly on the highway. Students at Paint Branch High opposite Route 29 often run across it to get to class.

Castle Boulevard is a main artery of the Briggs Chaney area, lined with several apartment and townhouse complexes. It's also an important route for the numerous Metrobus routes that pass through.

Briggs Chaney Road east of Old Columbia Pike was recently widened by Montgomery County, a sign that the area is finally getting recognized.

Originally small farms and a golf course, the Briggs Chaney area developed slowly and in a piecemeal fashion. As a result, few streets connect. Despite being a major neighborhood collector, Castle Boulevard ends abruptly in one subdivision, forcing more traffic onto Briggs Chaney Road and Route 29.

As Briggs Chaney's oldest apartment complexes age, developers consider ways to redevelop them. Here, townhouses were built around Waterford Tower (formerly Renaissance Plaza, background). For many apartment residents, the townhouses provided a way to move up without leaving the neighborhood.

Aspen Ridge is one of several new developments being built by local developer Ruppert O'Brien on the east side of Briggs Chaney. Selling for upwards of $500,000, they're considerably more expensive than anything else in the area. The typical buyers are well-off and educated, according to the builder, and many work at the new FDA campus in White Oak.

While the Cloverly area is generally middle-class, the neighborhoods closer to Route 29 are lower-income, dominated by aging apartments and townhouses. Planners in the 1960's envisioned a rail line connecting Briggs Chaney Road to Silver Spring and zoned the area for thousands of apartments and townhomes. While claims of "low ridership" killed the project decades ago, transit usage remains very high in this area; Metrobus' Z-routes, which travel down Old Columbia Pike and Columbia Pike, among the most-ridden in the region.

Briggs Chaney Park-and-Ride

The Briggs Chaney Park-and-Ride is a transfer point for most East County Metrobus routes and is often full. Most buses that stop here only go to Downtown Silver Spring, making it an important destination for Briggs Chaney residents but also severing connections to the rest of the county for those who can't drive.

A recent renovation of Briggs Chaney Plaza - now called the Briggs Chaney Marketplace - aims to re-position the shopping center. Both the owner and retailers are increasingly concerned about the center's visibility now that it is hidden by the new interchange.
